after a longer break, I am starting the planning of a single-family house again. The plan is attached as a PDF; here is some additional information:
Plot size approximately 800m² (8600 sq ft)
Flat terrain, only at the front there is a step about 1m (3 ft) high
The first 20m (66 ft) of the plot may be built on
3m (10 ft) setback, garage is allowed to extend into this area
Ground floor, upper floor, and basement
Gable roof, simple design, definitely no flat roof
Heating system: probably a gas heating system, a wood-burning stove is planned for the living room as an additional heat source
What I especially like: the ground floor is designed so that it can be comfortably lived in; I also like the compactness
So – I would really appreciate your feedback on this. I can provide more information if needed...

Hello Thomas, please provide information about where the plot is accessed from, meaning the entry points. Also, in your initial site plan, I did not see that you addressed the orientation of the plot.
Please at least clarify this here.
Regarding the design (what can be seen): to me, the living areas (kitchen, dining, and living room) feel inadequate. The house is huge, but in my opinion, there are too many doors and unnecessary rooms (see the bathrooms split into two parts).
Please don’t keep us in the dark about your reasons behind these choices.

Our idea for the airlock area is to prevent unpleasant odors from the garage. I have also considered leaving this area open towards the entrance and staircase.
I already like the idea of having a separate toilet and bathroom. We also want a separate kitchen.

In the BEF, it was criticized that the dining area is too small at 3.60m (12 feet). You have now only marked 3.30m (11 feet).
3.83m (12.5 feet) in the living area is borderline, in my opinion. That doesn’t mean it’s impossible, but as mentioned, it’s tight.
The staircase has 18 steps, so 19 risers — what floor-to-floor height is planned?
The hallway is 1.40m (4.5 feet), but at the entrance area it’s 1.80m (6 feet)? Are the closets there drawn with less than 40cm (16 inches) depth? Sure, there are such closets, but is that intentional here? If you want to hang clothes on hangers, it usually requires about 50cm to 60cm (20 to 24 inches).
Do I understand correctly that the washing machine and dryer are planned in the closet room? Noise towards the bedroom? Moisture issues?
Between the foot of the bed and the opposite wall there is almost 2.5m (8 feet), with over 4m (13 feet) in width. That amounts to about 10 square meters (108 square feet) of circulation space in the bedroom.
Regarding the doors, I’m not entirely sure, but aren’t 80cm (32 inches) considered a standard size below the usual standard size for regular doors?
