As part of the building planning process, I requested offers from several architects up to and including the planning permission stage. The project is a two-family house in a rural area in NRW, intended as a replacement building for the main structure on an agricultural property, with a planned size of 230sqm (2,475 sqft). Unfortunately, the architect who is very familiar with projects in our area, especially in rural locations, and is our favorite, is not the cheapest option.
Basic assessment (review of documents + preliminary coordination with authorities) ~750
Preliminary design options (3-4 variants) ~4500
Cost estimate + review of eligibility for Bafa/KfW funding ~450
Planning permission / building permit stage ~3000
(all prices are net and stated as fixed lump sums)
However, it is not clearly detailed what exactly is included in these services. What are your thoughts on this?
I would appreciate hearing your experiences.

Replacement construction in rural areas is typically not a case for an "Economy" fee category. Even with a simple rectangular gable roof house without a marble pool, it is not entirely straightforward.

It is indeed a rectangular gable-roof house without a basement and garage 😉
What surprises me is that it is mainly lump-sum prices that are not itemized or do not provide a detailed list of the included individual services.
