ᐅ Opinion on the Floor Plan of a Multi-Family House

Hello everyone,

I would like to hear your opinions, suggestions, and tips regarding the floor plans for the following construction project.
The building will not be owner-occupied but intended for rental purposes.

Brief facts:
  • Multi-family house in a city center location
  • Parking spaces need to be provided; the plot is too small for an underground garage, so the ground floor will be used as garage space
  • 3 upper floors + recessed top floor (setback floor) and basement

I prefer not to give any further details for now and look forward to your comments.

Floor plan of a multi-family house: apartments, kitchen, living room, bathroom, bedroom, balcony, elevator


Recessed top floor:

Floor plan of a residential building: bedroom, children's room, bathroom, kitchen, living room, elevator, roof terrace.


Northeast elevation:

Modern multi-family house with white facade, balconies, and garages on the ground floor.

Standard floor plans. Basic designs - easy to rent out.

Are garage driveways on the ground floor allowed there? In city center locations, most building authorities generally do not favor them.

Yes, the driveways are not a problem.

I will take the apartment on the top floor.

For renting, I find the apartments well laid out.
Perhaps the top floor apartment could have a second children's room/office instead of two bathrooms and a storage room.
With two children and/or working from home (which is a relevant issue even beyond the pandemic), none of the apartments are suitable.

Also consider that the floor plans are well suited for rental purposes. However, the question is who you want to target – I see the apartments mainly suitable for singles and couples; having children and/or a home office setup might be more problematic. My question would be whether two bathrooms are really necessary on the penthouse floor, or if it would make more sense to have an additional room/office instead?
