Good morning,

we have bought a house and plan to completely renovate it and redesign the rooms.

The first two pictures show the newly planned rooms. (The last three pictures are floor plans of the current house without any changes.)

What do you think of our remodeling ideas? Do you see any potential for improvement? Our preference is to have a dining area in the kitchen. To achieve this, the guest toilet and pantry would need to be relocated to the other room on the ground floor (the study).

Another option would be to create an opening from the living room to the kitchen and additionally another opening from the living room to the study, to form a large eat-in kitchen and a spacious living room. The pantry and guest toilet would remain as they are.

Do you have any other ideas? Feel free to suggest changes for the attic as well.

It would be very helpful if all scans were consistently oriented and included a north arrow.

Are all the pipes installed where they are needed? Are the structural calculations and related aspects ensured? Are the walls really positioned as shown on the floor plan and perfectly vertical?

The main entrance is on the south side, the kitchen is on the west side, and the living room is on the north side.

Drainage and pipes had to be installed! Electricity is not an issue since there is an electrician in the family.

I really like an open kitchen, so I would be in favor of creating an opening. However, you should consider what you prefer most. It might also be structurally challenging—have you already looked into this aspect?

Basically, you should think about whether you need or want the study/office on the ground floor. This room could also be used as a storage room, guest room, bedroom for when you cannot manage stairs, etc.

What year was the house built? How expensive or extensive should the renovation be, and what are your expectations? What exactly needs to be done (flooring, bathrooms, roof, facade, etc.)?

Creating an opening from the living room to the study might not make much sense. What would you put there, or how would you furnish it?

We will probably keep the guest toilet as it is and only demolish the pantry. This will make the kitchen larger.

The house is 20 years old. New flooring will be installed and the interior walls will be replastered. The bathroom on the upper floor will also be renovated.
