Hello dear community,

I would like to ask for information regarding ongoing operating costs for a single-family house.

We plan to build soon and want to test our debt service capacity. For this, I have also calculated ongoing operating costs:

Framework:

- 3 people (2 adults, 1 child)
- Single-family house, 160 m² (1722 sq ft) in Rhineland-Palatinate

I have calculated the following monthly costs:






































Water 50.00 €
Waste collection fees 40.00 €
Property tax 25.00 €
Heating system / chimney sweep maintenance 20.00 €
Building insurance 85.00 €
Electricity 100.00 €
Gas 100.00 €
Broadcasting fee 20.00 €
Other housing-related costs: garden landscaping, repairs, reserves 200.00 €


Is this realistic? Is there a simplifying factor (cost per m²) that I could use for verification?

Have I missed an important cost item or anything else? I look forward to your input.

I was just about to ask about photovoltaic or solar thermal systems – that would make it cheaper.

Without the photovoltaic system, the electricity costs would be around 1400€ (approximately $1,500), which is about 100€ (about $110) more per month.

Wow, I currently pay €33 (about $35) per month for electricity in my 70m² (750 sq ft) apartment. If I move to a 110m² (1180 sq ft) house, I was hoping to manage with around €60 (about $65) per month. Is that realistic though, considering a gas boiler and no photovoltaic system?

The electricity costs include heating (heat pump and ventilation system). The electricity consumption for the house alone would be about 50–60€ per month (if there were no photovoltaic system).

With us, electricity costs increased beyond just the heat pump and controlled mechanical ventilation. Some electricity usage remains the same—if you cooked before, you still do. But, for example, the electricity for the gas boiler, which was previously included in additional costs, is now paid by us directly. The same applies to things like outdoor lighting, garden pumps, and so on. Around 60–70 liters (about 15–18 gallons) should be sufficient.

Is it just me, or do the insurance costs for a house seem a bit low?
