Niels22014 Oct 2022 20:25Hello,
I wanted to offer the opportunity to ask any pressing questions you might have about surveying.
First, a little about me: I’m 21 years old and a trained survey technician. I work at a large surveying company (about 50 employees) that provides a full range of surveying services, including official cadastral surveying, technical surveying, aerial imaging, and more.
I’ll do my best to answer your questions. Since official cadastral surveying is regulated regionally, I’m not familiar with all 16 surveying laws in detail.
Hopefully, some questions will come up.

First of all, thank you for your offer, I really appreciate it.
My question:
Do I have to have every building I construct on my property surveyed? The surveyor came for my single-family house. But if I build a carport and a shed next year, will I need to have a surveyor come again?

Do I have to have every building I construct on my property surveyed? Usually, yes! Exceptions only prove the rule in this case. For outbuildings like yours, each state has different regulations on when a building must be surveyed. As far as I know, for example, no outbuildings are surveyed anymore in North Rhine-Westphalia (NRW). In Lower Saxony, however, buildings over 20 square meters (215 square feet) must be surveyed. I couldn’t quickly find any information for Berlin. My advice: wait for the official request to have the building surveyed. I have seen cases where people went unnoticed for 20 years until they were asked to have their OUTBUILDING surveyed. For residential houses, the request usually comes sooner, especially if the surveying was already commissioned during the site plan process. Long story short: wait for the request and then commission the survey. Only then should you proceed. (Otherwise, the survey will be carried out officially, and you won’t have a say in who conducts it.)

Should I decide that? Some actually want to, because they once had good experiences with this office about 20 years ago. Others definitely do not want the authority to carry out the building survey. Then there are those who don’t care who surveys the building and simply assign the task to us, for example, because we are listed at the top. (The request includes a list of the nearest surveying offices to the site.)

The survey results should be identical between Surveyor Meier and Surveyor Müller, right? They should be, yes. Usually they are. But I have also seen work from colleagues in other offices where I just wondered how the cadastral authority could accept it. That is the exception, though. It should be noted that most of the cases where you think, “How could that be accepted?” involve wooden structures (carports, sheds, etc.). A typical residential building would not have been accepted like that. Lower measurement standards usually apply for wooden structures.

And I also expect the fees for compulsory surveys not to differ, right? That’s true as well! Strict adherence to the fees is required. There was once a colleague years ago who cheated on that, and if I remember correctly, he lost his contract because of it!
