ᐅ Quotes from General Contractors – Are Large Price Differences Normal?

Hello dear forum members,
we are currently looking for a general contractor for our construction project (semi-detached house, two stories plus a half attic).
We have received an offer of 340,000, but have also gotten initial rough estimates from three other companies ranging from 410,000 to 450,000.
Is it common for offers to vary that much?
Is a price of 340,000 considered “cheap”?
Of course, we will examine the detailed scope of work descriptions more closely, but what factors could justify such large differences?

Would you also be concerned if someone offered a fixed price without a time limit?

However, as a consumer, you could manage the 80% more efficiently (sliding sausage/self-performance); the contractor targets a higher market segment (budget-conscious buyers).
This is essentially how it works in the construction industry with specifications for construction services. Over time, it has become common that, for example, in EL, floor coverings that were installed 20 years ago are often laid by the owners themselves to save costs. The builders are happy to “save” something and be able to build an affordable house.
Hardly anyone can afford the 150% anymore.

Yes, it must be clear that this comes with a different target audience. In house construction, there is then no longer enough volume to keep a large, nationwide general contractor afloat.

A small regional contractor with a sharp market positioning can operate more economically in this way.
