ᐅ Structural Engineering Quote for Single-Family Home: €13,000 – Is the Price and Scope Reasonable?

Hello everyone,
Despite the uncertain situation, I would like to start planning our plot and apply for a building permit/planning permission. We are planning a row house (ground floor + 1 upper floor + attic), and an existing building will be demolished. Our single-family house is designed without a basement. The adjacent row-house neighbor also has no basement. The other neighbor, about 1.5 m (5 feet) away, has a basement.
We are still unsure about the construction method. Currently, we are considering the options of individual contracting with masonry work or turnkey construction using solid building methods. We want to keep it somewhat open for now and obtain offers and comparisons after getting the building permit/planning permission. The architect (commissioned according to HOAI) can be hired step-by-step according to the work phases.
Now the architect sent me an offer for the structural engineering, and I’m not sure if we need all of it or if the price is reasonable. What do you think about the offer and the scope? Perhaps we should also commission it step-by-step at first?

...How is that possible? Here in NRW, the structural calculations must be submitted before starting construction; otherwise, you are not allowed to begin.

But it doesn’t have to be done by a structural engineer. It is perfectly sufficient if the designer prepares or even just signs off on the structural calculations.
As mentioned, I’m also interested in the scope of services. I interpret my offer as covering phases 1 to 4 up to the submission of the building permit / planning permission, which corresponds to about €7,400. After that, phases 5 and 6 are still being offered to me. You didn’t need those at all, for whatever reason?! I’m curious why these are offered to me if none of you need them...

maulwurf798 Jun 2022 21:02So, I built without an architect. I only worked with a 78-year-old master carpenter who signed the building permit application including the structural calculations. The entire building permit process only cost me 630 euros in fees from the building authority and took about one year, working on it bit by bit, until I had my complete application. But during that year, I invested a lot of time studying the topic very thoroughly and ended up saving a considerable amount of money.

You must be registered as a qualified structural engineer with the architects’ or engineers’ chamber to be allowed to prepare structural calculations. Very few architects are able to do this.
