Hello everyone,
First of all, I hope this is the right section.
I have received several quotes for the shell construction. I’d like to share the one I currently feel best about; it is affordable, and the owner seems both professional and friendly. The references also looked great.
What do you think of this offer? Should I ask for any changes?
Thanks!!!
PS: I could also share the other offers (they are more expensive, but that doesn’t necessarily mean anything)……

This is not the first time I’ve seen you say “too cheap,” whether it’s about the shell construction, garden, or patio roof... Either you have a completely different price level where you are, or you have a big heart for contractors. Because in my experience, these statements are consistently wrong. Just recently, a flat roof building, two floors, 195m² (2100 sq ft) of living space, was constructed for 75,000€ as shell construction. Entirely made of calcium silicate bricks. In North Rhine-Westphalia (NRW). On top of that, 25,000€ for the facade (ETICS) and 10,000 to 15,000€ for the roof. A neighbor spent 150,000€ on shell construction for 250m² (2690 sq ft) of living space, an integrated garage, a full basement (130m² / 1400 sq ft), monolithic build with perlite-filled Poroton blocks, KfW 55 standard. Just for comparison. But that is basically a high-end example and hardly comparable to the usual… NRW isn’t exactly an area people choose to live in voluntarily... yes, my prices are from Baden-Württemberg and Bavaria, so it’s naturally a bit more expensive!? Most people overestimate themselves due to completely wrong planning.tumaa schrieb:
or rather, he said that he always uses a 27mm (1 inch) pipe for his constructions .. what kind of professional is that ..
You can't see anything in the pictures.
What is supposed to be included in the 55,000€? For what size of house?

So, are we going to continue the discussion here or not?
Our structural engineer was tasked with calculating as cost-effectively as possible. A 27 cm (11 inches) ceiling costs more than 20 cm (8 inches) – 20 cm was sufficient statically, so why go higher?
In the other topic, you expect people to fiddle around just to be able to read your documents at all. If I were you, I would have at least tried to upload them in a more readable format.

There actually is some information there—how could it have been uploaded so strangely?
It’s basically just uninsulated masonry, a slab-on-grade, and a reinforced concrete ceiling. So 55,000€ is quite reasonable, though not completely off.
I just checked quickly; we had similar quantities (120m² slab-on-grade and precast concrete ceiling) and paid about 50,000€ for masonry and concrete. However, we used insulated bricks and all the insulation elements required for monolithic construction—and that was some time ago.
That accounted for about 13% of the total construction costs of the house.

In the other thread, you expect people to tinker around just to be able to read your documents. If I were you, I would at least try to upload them in a more readable format. The ceiling example was just that – an example.
Regarding opening the file, I don’t understand the issue, just click and enlarge... or is this only happening to me?
