Hello everyone,

We have received a quote from a general contractor for a 140m² (1,507 sq ft) 1.5-story shell house for about €150,000.

Additional building costs: €60,000
Land plot: €60,000 including related fees
Materials for remaining construction work managed by ourselves: €50,000

Would working with an architect and then tendering the construction services separately be more cost-effective?
The construction start is scheduled in 11 months. Is it possible to shorten this timeline?

Thanks for the answers.

My main concern is whether I can get a better price for the standard floor plan and subcontracting than getting the shell house from the general contractor. The 150,000 (currency) seems too high to me.

I’m also interested to know if I can start construction faster than 11 months with an architect.

You’ll only find out by getting comparable detailed quotes in your area.

This depends less on the architect and more on the availability of the necessary trades. The scope offered only covers the shell, roof, and windows anyway—relatively straightforward. It’s quite possible that you’ll have to find an architect/project manager willing to take on such a small job first.

I’ll repeat myself, but most non-experts tend to significantly overestimate the percentage cost of the shell in the total project. Interior finishing at 50,000€ without labor is actually quite low.

If the price seems too high to you, wait until you have sourced the supposed remaining work on your own. By the way, the shell construction concept is aimed at do-it-yourselfers – it is not intended as a basis for subcontracting the other trades on the open market at random. Do you really want to join the club of those who believe they can win at the shell game?

Saving money overall by cleverly switching contractors while the project is ongoing is not entirely impossible – someone who has already gained experience with three previous house builds might succeed – but almost certainly not a novice.

I purchased a shell construction with a roof, so it did not yet have any windows. Completing the building through individual contracts then cost about €1000/m² (approximately $110 per ft²), with a manageable amount of personal labor included (I excluded the windows and the exterior costs). I basically built to standard, nothing extravagant.
So if you want to finish your 140m² (1507 ft²) home, you should realistically budget around €120,000 to €150,000 (approximately $130,000 to $165,000).
