First of all, you do not receive a firm offer from the architect for building a house. What you get is a cost estimate. This is ideally based on the architect’s experience. The more advanced the planning is, the more accurate the cost calculation becomes.
If all you have is a basic sketch of the house, concrete numbers are not possible yet. If the plans are more detailed, more precise cost information will be available.
The further the planning progresses, the more complex the cost calculation naturally becomes...
