Hello everyone,

We are starting to build our house in the spring. Solid brick construction!
However, the basement will be made of concrete. We have already received the first offers for a prefabricated basement, and I was completely shocked! The offer is as follows:
Basement exterior walls 12 x 11 m (39 x 36 ft)
36,000 Euros plus slab foundation 11,000 Euros.
This does not include excavation, windows, interior walls, stairs (which will be cast on site by us), etc.

This seems completely overpriced, doesn’t it? Do you know any suppliers with a better price-performance ratio? Is there any overview of all companies available?

This matches the quotes we have received. If a waterproof concrete basement is also required, the cost can quickly reach €50,000. There is a good reason why many people are now opting to skip the basement altogether.

Do it yourself, and save money
Construction costs have really gone up, mainly due to low interest rates. When interest rates rise, prices will come down again.
Builders all have fully booked schedules and can set their prices as they please. As a customer, you’re left with no choice: take it or leave it.

After receiving three quotes, we decided against a basement and instead chose to make the house above ground larger. There’s also the attic, and the garage will eventually be extended... That will be our basement replacement, and overall it’s still much cheaper.

Nowadays, a basement isn’t really necessary. Heating technology is compact, and basements tend to just store things people don’t dare to throw away.

Well, we will have a pellet heating system and need storage for it, and we definitely want a basement. We can’t expand further upstairs due to the building permit / planning permission.

What do you all think about brick cellars? My husband is not keen on the idea, but it’s worth looking into.
