Until now, I have only been a silent reader of this forum.
However, we now want to build ourselves and have received a "rough" offer from a local carpenter for a house (see attached pictures 1–4). He is working with a construction company (see attached pictures 5–9), and the "final price" is shown in picture 10 in the attachments.
I realize this is only a very rough estimate, but I’m sure you can give me some feedback on how realistic, expensive, or cheap the quoted amounts are and what might still be missing from the offer.
We already own a plot of land (1500 m² (1,6151 square yards)), and all utilities (water, wastewater, gas, telecommunications, electricity) are located at the property boundary.
What additional ancillary costs should we expect?
Notary fees are clear, as is land development up to the house (approximately 10 m (33 feet) from the property boundary to the house; a wastewater construction cost contribution of 5000 € has already been paid). Surveying, soil report, construction power, construction water, building permit / planning permission application…
Am I missing anything else? Approximately how high could the total additional costs be here in Saxony?

Building permit / planning permission: approx. 500 euros
Construction electricity supply: approx. 600 euros
Construction water: we had an IBC container with water available, which the neighbor kept refilling 🙂
Soil survey / geotechnical report: approx. 900 euros
Land survey / site surveying: approx. 2000 euros
Sewage connection: approx. 4500-5000 euros
Fresh water connection: approx. 1500 euros
Gas connection: approx. 1500-2000 euros
Electrical connection including service pillar: approx. 1000 euros
Telecommunications connection: approx. 500 euros
I hope this provides a small overview.

Sewer connection will cost another €4,000–5,000? Construction cost surcharge (I have already paid the discharge permit). Do you mean because of the inspection chamber, civil engineering work on the property, etc.?

Bernd991220 Dec 2014 13:15I’m not sure what you mean by "5000€ wastewater construction cost subsidy has already been paid." We paid almost 4500 euros for the connection to the wastewater sewer after requesting permission to discharge wastewater and other fluids (I believe the fee was around 40 euros).
This includes road closure by the civil engineering company, excavating the road and sidewalk, exposing the pipe, connecting it, backfilling with sand, and restoring the road and sidewalk. The pipe was installed 0.5 m (20 inches) into the property.
Any additional elements, such as manholes and further pipes on your property that may still be needed, will incur extra costs.

Yes, on public land all of that has already been paid for and completed. Only the development costs on the plot remain.
