Hello, I would like to get your opinion:
Project: Detached single-family house on a 600 sqm (6,458 sq ft) plot (fully serviced, perfectly flat) in a suburb of Freiburg, Bauhaus style, 150 sqm (1,615 sq ft) living space, slab-on-grade foundation - no basement, underfloor heating with an air heat pump supported by solar energy, 2 modern bathrooms each with a shower, high-quality parquet flooring / porcelain tiles, two-tone triple glazing with electric external blinds, oversized double garage with electric sectional door, etc.
Offer from an architectural firm: total price €750,000 – WITHOUT land and WITHOUT exterior landscaping

daniels8725 Aug 2017 15:28750k.. really disproportionate. With that you can get 150 sqm (1,615 sq ft) including a basement, pool, landscaping, plus a cleaning service and gardener for at least 20 years :p

Often, when the word “Bauhaus” is used, a much higher construction cost is assumed, and the architect’s fee increases accordingly—in zone 4 in particular.

In that case, "not luxury" tends to be ignored.
"Standard quality" and "modern construction with flat roof" should be enough for the next architect going forward 😉
That confirms my impression that unfortunately most architects aren’t worth much!
What volume in cubic meters was assumed? We were told back then that you should generally budget around 420-450€ per cubic meter for a standard finish, plus architect’s fees and the land. That sounded reasonable.
We also had some discussions back then... most of them are so aloof and arrogant... unbelievable! Others are eco-zealots trying to sell you a KFW40 house no matter what. I recommend finding an architect who has a reliable network of craftsmen they work with regularly. They manage them better—both in terms of scheduling and quality. For you, this means more reliable planning, faster completion, and cost overruns of maybe “only” 10% instead of 20% 😉
