Hello, I would like to get your opinion:
Project: Detached single-family house on a 600 sqm (6,458 sq ft) plot (fully serviced, perfectly flat) in a suburb of Freiburg, Bauhaus style, 150 sqm (1,615 sq ft) living space, slab-on-grade foundation - no basement, underfloor heating with an air heat pump supported by solar energy, 2 modern bathrooms each with a shower, high-quality parquet flooring / porcelain tiles, two-tone triple glazing with electric external blinds, oversized double garage with electric sectional door, etc.
Offer from an architectural firm: total price €750,000 – WITHOUT land and WITHOUT exterior landscaping
…I am a bit shocked…

Is the plot of land included? Those things can, as is well known, also become quite expensive.

The offer does NOT include land, modern cubic house style with recessed double garage and flat roof. Interior fittings are of a high standard – but definitely NOT luxury. The architect’s fee is about 75,000 euros and is included in the offer price – complete architectural services including construction supervision.

I will look for another architect....

So, what now: design phases 3 and 4 or including construction supervision?
What about phases 1 and 2, and why does an architect offer a house? – that sounds like an architect-contractor hybrid who just finalizes your design and builds it.

....I had expected €3000 per square meter (approximately $280 per square foot) plus an architect.
