Hello, I would like to get your opinion:
Project: Detached single-family house on a 600 sqm (6,458 sq ft) plot (fully serviced, perfectly flat) in a suburb of Freiburg, Bauhaus style, 150 sqm (1,615 sq ft) living space, slab-on-grade foundation - no basement, underfloor heating with an air heat pump supported by solar energy, 2 modern bathrooms each with a shower, high-quality parquet flooring / porcelain tiles, two-tone triple glazing with electric external blinds, oversized double garage with electric sectional door, etc.
Offer from an architectural firm: total price €750,000 – WITHOUT land and WITHOUT exterior landscaping

But actually, it doesn’t really matter—I can’t quickly think of any static (or other) scenario that would justify the price.

Unless the house is going to be hung underneath a bridge...

What argument did the architects use to present the offer? How high is their fee?

Kick the architect to the moon. Someone there is trying to profit from you. For the fittings, it should also be possible for half that amount, or at least comfortably around 350,000€ (approximately 370,000 USD). He would never set foot in my home again.

The only key point mentioned in your project description above is the Bauhaus style. This could be interpreted as a simple cube with a flat roof as the basic form, but it can also mean much more. We recently had a discussion here about authentic interior doors costing 2,000€ (about 2,140 USD) each...

I’m not sure about the construction prices in the Freiburg area. We are building in the Greater Stuttgart region, also with an architect for design phases 1-5.

Modernist style with a flat roof. 210 sqm (2260 sq ft) of living space, 55 sqm (592 sq ft) double garage, partial basement with 70 sqm (753 sq ft) including a 20 sqm (215 sq ft) hobby room, as well as a large covered terrace. One master bathroom, one children’s bathroom, and a guest toilet with shower. All showers are level with the floor. Air-to-water heat pump, underfloor heating, uPVC/aluminum windows, parquet floors, large tiles.

Our all-in cost, excluding the garden but including connections and so on, is significantly below yours. However, we are also doing quite a bit ourselves.

Wow, although we are not building with an architect, we have around 180 sqm (1,937 sq ft) plus a basement with a ventilation system and our costs are roughly half that. Well, okay, it’s not in Freiburg and it’s a city villa.
Maybe he wants to make a quick profit or hopes you’ll go elsewhere.

This means he will only support you up to obtaining the building permit / planning permission. For the amount, you can hire two more architects who cover all project phases.
