Hi,

as mentioned in another thread, we are planning to build a semi-detached house (both units). Comparing offers is generally difficult by nature, but we still try to do so on a few points.

Two suppliers are in the final selection – both include plaster, both also offer painting services, and both state their offer is "standard, good Q2 quality." The price difference is quite significant (see below).

Question:
Supplier B seems to offer wallpaper as a base and a silicate paint. Is this already the reason for the price difference? What do you think about the costs? Any help is much appreciated!

Supplier A: Standard:
All wall and ceiling surfaces are finished to surface quality Q2. Before starting the work, connection joints between walls, ceilings, and roof slopes must be properly sealed.

If you want your walls painted directly without wallpaper, preparatory work is necessary to improve the surface quality and prevent fine cracks.

Additional costs:
4,930 EUR for 2 x 111 m² (2 x 1,195 ft²)
Painting work on ground and top floors. All wall and ceiling surfaces executed to quality level A2 and coated with a binding primer.


Supplier B:
Wall plaster (smoothed to Q2 to Q3) on all interior wall surfaces on ground and top floors using gypsum plaster (multi-gypsum). Repair of the entire wall plaster, closing all ceiling and wall openings.

Additional costs:
16,458 EUR for 2 x 105 m² (2 x 1,130 ft²)

Joints of the precast concrete ceiling panels filled neatly with joint filler. Ground floor ceilings covered with woodchip wallpaper and coated twice with silicate paint. Plastered wall surfaces on ground and top floors coated with silicate interior paint.
