ᐅ Plot Facing Northwest – Tips

Dear community,

I am currently in discussions with general contractors and starting the building planning process. One of the most important aspects for us is the orientation of the house.

Our preference is to orient the house towards the back of the plot, meaning a wide window front with views from the living room, kitchen, dining area, etc.

Our plot faces northwest. I am attaching a screenshot from Google Maps. The red arrow indicates the north direction.

Do you have any tips or ideas on how we can find a good compromise and possibly get some architectural help? I want to avoid having the main orientation facing the neighbors.

I sketched a small draft and included the street for orientation. One option, in my opinion, would be to create two terraces: one more towards the south, and one facing the main garden.

Without the staircase and terrace, I come to a width of 20 meters (66 feet)… so you are well beyond the building envelope.

The living room placed right next to the garage becomes quite dark. The granny flat/apartment is the highlight.

The upper floor doesn’t fit with the ground floor. Your staircase is located in the bedroom.

Yes, the staircase is indeed placed somewhat awkwardly, I must admit. To be honest, I don't have strong requirements regarding the location of the staircase and would rely on the architect.

You are absolutely right, the granny flat occupies the prime spot and that needs to be changed. At the same time, our idea was to build the garage on the right side with direct access to the house. If I now place the granny flat on the right side, it conflicts with the garage.

What calculation did you use to arrive at the 20 meters (65.6 feet)?
