Hello,

we recently purchased a plot of land with a required building type: semi-detached house. My parents-in-law have now bought the neighboring plot. Naturally, we went to our prefabricated house designer together, thinking that we could share some costs (transport, crane, construction equipment, etc.).

However, the site manager told us that despite building the houses simultaneously (2 individually designed semi-detached houses), they would need 2 construction teams and 2 cranes, and so on. This means we would not gain any cost advantages from the whole situation. (Other than getting along very well with our neighbors and agreeing on the overall appearance together.)

Are 2 cranes really required for basically ONE semi-detached building?
We are a bit confused whether the site manager, since we have already signed, is trying to impose something on us or charge us more?

I can tell you from personal experience that it is better to have two cranes on site. During the structural phase and when unloading all the bricks, ceilings, stairs, chimney, etc., having a second crane is very useful. However, you can save on things like portable toilets, site trailers, and especially construction power and water, as these can all be shared.

It is not absolutely necessary, but since you have already signed, it doesn’t really matter whether YOU think it is necessary or not...
