I have a problem in my new condominium and wanted to ask you for advice.
In the bathroom, in the shower, there is an exposed mixing valve that is currently not installed. Two pipe connections come out of the wall—one for hot water and one for cold water. Next to this, there is a washbasin with two pipe connections coming from the wall as well, where the water is mixed directly in the faucet.
The problem: Only a small amount of hot water is coming from the shower’s hot water pipe, while everything is normal at the washbasin. When I turn off the main valve for the shower, the dripping stops; when I turn it back on, hardly any water flows. The cold water pressure is normal both in the shower and at the washbasin. The apartment was empty for about two years before, but I don’t know if the valve was turned off during that time.
All other hot water connections in the apartment, for example in the kitchen, have normal flow.
I hope I have explained my problem clearly enough. How can I get the water flowing properly again?

If it’s a rental apartment, you might even consider threatening a rent reduction. You could possibly inquire about the appropriate amount at a consumer protection agency (available in almost every city).

As I mentioned, I have opened and closed the shut-off valve several times. When I open the shut-off valve, hot water flows from the washbasin at normal pressure.
Problem: No water comes from the bathtub outlet, not even a drop, and the hot water meter doesn’t register any flow... This is also true when the hot water at the washbasin is running. I spoke with the meter reading company, and they want to come and take a look...
I assume this problem cannot be solved by remote diagnosis. The strange thing is that the water meter does not run, and only one water outlet remains dry.

The access panel on the bathtub is sealed with silicone. I don’t think anyone would turn off a shut-off valve located behind it, close the panel, and then seal it again. Of course, you can never be completely sure.
It’s also strange that the hot water meter doesn’t register any flow, even though hot water is running at the sink.
