Hello everyone,

we are currently planning our house and would like to hear your opinions on our floor plan.
Attached you will find a site plan, a sketch with elevation details (the plot slopes about 1.4m (4.6 feet) from NE to SW), and the current draft of our floor plan.
On the west side is the residential street providing access, which has little traffic. To the north and south are neighboring plots. To the east is a street with slightly more traffic, but still not much.
The house is oriented northeast on the plot so that the terrace on the west side is somewhat noise-protected by the house. The bedroom on the ground floor is intended to be used as an office initially and later as a bedroom.

We really like the floor plan so far. Except for the layout of the two utility rooms on the north side.

Utility rooms on the north side: intended as (wood) workshop and storage room. Layout still open.

Hello, thank you in advance for all the many responses:

Regarding swapping the kitchen and living room:
We had that idea in a previous draft as well. However, we had the problem of not being able to place the patio door properly (we actually want the kitchen as it is now).
I know some acquaintances who also walk from the terrace through the living room into the kitchen, and I don’t find that so bad. I agree with you about the groceries.

Regarding the pantry: that is how we want it.

Regarding the cloakroom corner: yes, unfortunately, it will probably be dark. I’m not sure if a planned glass front door would help with that.

Regarding the small bay window on the north side: it is there so my wife can have "her" platform stairs. According to our planner, the additional cost should be almost negligible.

Regarding the hallway between the children's rooms:
The main reason is to bring more light into the hallway, and secondly, to allow for cross-ventilation in summer (from the hallway through the bedroom window).

Regarding the interior toilet: yes, I’m not very fond of it either, but I can live with it.

Regarding the bathroom: I just noticed that the shower behind the wall of the bathtub is not marked. It is large, but what would you do differently?

The 400k should be pure construction costs.

Light comes from behind the staircase, and there are enough windows in the other rooms for ventilation.

That’s not a compromise you have to accept unwillingly. It can definitely be improved.

If you have a bathroom without a window, a ventilation system should definitely be installed.

The (too) long boundary building was already mentioned but not addressed.

I also find the living area very cramped due to the separation from the lounge. The fact that there is no access to the terrace when the lounge door is closed has also been pointed out.

What bothers me the most is the terrace next to the front door. I imagine lying there in a bikini and having the delivery person or whoever else come by... uncomfortable. Why not position the terrace facing south or at least separated from the main entrance?

I think the budget is also tight, but the pool is already planned… No offense, but have you checked what that costs? Personally, I would prefer to invest that money into the house.

I believe you could save the access from the garage into the house if there is a door right next to it, leading directly to the front door.

I would reconsider the graffiti-covered wall along the street – is there a building line / setback line there?
