Hello dear experts,
I am currently focusing on the topic of roofing.
We are planning to replace the roof tiles in 2025.
Gable roof, approximately 90 m² (970 ft²), older building
Insulated from the inside
Important question:
Is it true that this is only possible in combination with the installation of a photovoltaic system?
I have a quote for the roof tile replacement from a roofer:
50 € per m² (5 €/ft²) without materials, including installation of membranes and battens
120 € per m² (11 €/ft²) complete with tiles, membranes, and batten materials
Prices are net
We will provide scaffolding for both front and back
Do you consider the price reasonable?

"Roof tiles only with photovoltaic installation"
There should definitely be some wiring for that. I’m not really thinking about the construction site right now; I just need new tiles. Surely the law will be changed again by 2026.H
hanghaus20233 Dec 2024 10:09Regarding the prices: 3 workers * 3 days * 10 hours = 90 hours * 60 Euro/hour = 5400 Euro / 90 m2 (970 ft2) = 60 Euro/m2 (5.6 USD/ft2)
Materials approximately 10 bricks/m2 (5 bricks/ft2) at 2 Euro each equal 20 Euro, underlay membrane 3.20 Euro/m2 (0.30 USD/ft2), 3 battens/m2 (0.28 battens/ft2) * 0.65 Euro each equals 1.95 Euro/m2 (0.18 USD/ft2). Total 25.15 Euro/m2 (2.34 USD/ft2)
Disposal? 500 Euro / 90 m2 (970 ft2) = 5.50 Euro/m2 (0.51 USD/ft2)
First row tiles 10 meters * 15 Euro / 90 m2 (970 ft2) = 1.67 Euro/m2 (0.16 USD/ft2)
25.15 + 5.50 + 1.67 = 32.32 Euro/m2 (3.01 USD/ft2)
Add 10% for tools and small materials: 3.20 Euro
Total material costs: 35.52 Euro/m2 (3.31 USD/ft2)
The labor cost includes all surcharges; however, the material cost does not yet include at least 10% margin. The contractor should also make a profit.
If you can source the materials yourself, you should only commission the labor—if the roofer agrees to that.
Such a calculation is only useful if you know the exact type of roof tiles. I recently purchased some for 1 Euro each.
Yes, I would recommend having the photovoltaic system installed at the same time. It at least saves double scaffolding costs.
Please share photos of both sides of the roof.

I only need new roof tiles. Why does the roofer then want to replace the membrane and battens as well? That’s the most expensive part, at least in terms of labor, since the tiles can be replaced within one day.
My underlay still looks like new after 20 years.
What type of tiles are they?
