A "standard" basement or underground parking garage? 10 apartments spread over how many floors? What tenant group are you aiming to attract? Which energy efficiency standard? A difficult or rather simple plot of land?
Is there already a design or plan in place?

The plot has an area of about 2000m² (0.5 acres) and is currently developed. The existing building will be demolished, and as mentioned, a residential building with 10 units is planned.
I would classify the plot as fairly simple. The tenant demographic is expected to be 50 years and older, so the apartments should be designed to be age-friendly.
According to the plan, the building should have a standard basement. Underground parking garages could also be considered but are not necessary since there is enough space available.
The building should be two stories (+ attic) with balconies or terraces.
No design plans are available yet.

Bauexperte13 Feb 2016 14:03You’re quite lucky; with 2 floors plus an attic, an elevator isn’t necessary yet. However, it’s definitely something to consider for your target audience ;-)
But you do realize what price ranges you’re thinking of here? This is a rather unusual project for a forum mostly visited by single-family home enthusiasts.
