Dear members,

I have the following question:
I am considering tearing down the old, dilapidated barn on my property and replacing it with a double garage that includes an attached hobby/workshop/storage room of about 20 sqm (215 sq ft). The barn has a footprint of around 120 sqm (1,292 sq ft), no foundation, and is in poor condition. The new building will be constructed as a solid structure (the electrical connection can be taken from the nearby single-family house, water is not needed) and will likely require a slab foundation due to the soil conditions. I am wondering roughly how much this project might cost (demolition/planning/construction) and where to start with the “planning.” It is permitted by building regulations. Should I first look for a financier with my vague ideas, or first consult a structural engineer to design the building? So many questions…

Double garage with a shared driveway. As mentioned, the hobby/workshop room should be about 20 sqm (215 sq ft).

So, 60 sqm (645 sq ft) in total? Or is the double garage of 20 sqm (215 sq ft) intended to serve as the workshop? Sorry, but it’s hard to understand—it could mean either.

Oh sorry, I thought it was clearly stated. Double garage + workshop of about 20 sqm (215 sq ft)

...and how large do you want your double garage to be? There are versions where the slab is even bigger than the house itself.

I think the garage is about 30-35 m² (320-380 sq ft)?

Ok, I would contact a precast concrete garage manufacturer: a double garage plus an adjacent or rear room. They also have structural engineering templates for submitting with the building permit / planning permission application. I would budget around 45,000, including the foundation, permit, and some insulation for the workshop.

Thank you, that gives me a rough idea.
