We are currently interested in building a house and are therefore looking for plots of land. These are usually located in new development areas – since we don’t live in a big city and don’t necessarily want to, all the potential plots are in smaller towns. Although this is the case and we are fortunate to have a 400,000 DSL connection, that doesn’t necessarily mean much. Nevertheless, I’m having serious difficulties finding out the internet speed. Many people tend to say “you’ll have to see once the house is built” – which makes me wonder who still builds houses nowadays if the available speeds might be as low as 16 Mbps or less. Who is responsible for this?
For example, the plots currently in the Green Ring area are interesting: xn--grner-Ring-beb.de
But because of the problem mentioned above, everything is quite difficult. I talked to Telekom in advance, but they couldn’t give me much information and said they absolutely need a street address and house number. But those simply don’t exist yet. Both the Beta and the HBS companies said that Telekom and Unitymedia have laid fiber optic cables in the development area. So I contacted Telekom again (by now far too often...). They said they don’t know about such a development area, and they definitely cannot confirm fiber optic. The surrounding area still has copper cables. What speeds are possible is something every Telekom contact told me differently about. They said there are only two development areas in the region that will be upgraded this year, and this one isn’t among them. I also contacted Unitymedia, but they couldn’t tell me anything either; they don’t know this development area and without a street and house number, they aren’t even willing to check – they said it wouldn’t make sense. Finally, I also contacted the local municipality, but the answer there was the same: “Telekom is laying or has laid fiber optic here since January of this year. We don’t know anything more.” I seriously wonder how such statements can be made – do people just make up things to sell the plots? Is Telekom simply completely incompetent? Who should know which cables are installed in the development area and what speeds are possible?

If the development area is large enough and there are no other reasons against it, Telekom now generally expands with fiber optic (exceptions prove the rule). However, it is important that this involves a complete new development of a residential area.
Often, especially in rural areas, new housing estates were initially connected years ago. If the right providers were not involved back then, the situation looks bleak. That can really give you grey hair. What helps, though it’s no guarantee, is to find the cable route (search for the distribution cabinet, contact the local building authority) and check the bandwidth via the availability check using the last house number. I spoke with the Homeowner Service; the information (if you can call it that) comes directly from this service. The statement that the development area is unknown, although I have called them several times, is somewhat concerning. The conflicting statements that copper cables are installed (which wouldn’t bother me as long as the speed is sufficient) are also a bit worrying...

Given the location, I assume that at least VDSL will be available. That’s a good question. We did visit the development area once, but that was before the current uncertainty. That is actually the last real chance I see to obtain more information. Although from the brief look, I can’t tell if the houses are actually occupied—the builder also thought they were still under construction... we will take another look when possible.
