Hello,

after a long search, we have now decided on a plot of land:
For the medical practice, which is planned to be located on the ground floor, it is a prime location.

Unfortunately, for the rental apartments above (6-9 units planned), it is not a prime location.

The current noise assessment report showed that a ventilation system will be necessary (which we had planned anyway).
However, the balconies on the south side facing the main road would also need noise protection (e.g., with glass).
We are now considering to what extent balconies could be built on the north, northeast, or northwest sides.

How do you see the rental prospects?
It is a small town (not a large city, where noise might not be an issue).
The rent would have to be at least 8 EUR / sqm (86 sq ft).
The average for new buildings in prime locations here is around 8.50 EUR / sqm (79 sq ft).

The city seems to want to "warn" us against carrying out such a large project at this location.

What is your opinion?

A: We have no knowledge of the location, features, and rental forecast, so providing advice based on facts is not possible.
B: If you already need a top rent in a moderate location on a long-term basis, you can draw your own conclusions about what I think of the project.

Passing through small towns on federal highways is still acceptable in rural areas, but it is never a top location in a small town, especially due to the exit onto the federal highway.

Six to nine housing units is a rather vague plan, which does not suggest a professional landlord (it is unclear whether it will be six or nine units, but a noise assessment is already available). In addition, a technical report with limited profile visibility – frankly, I am most inclined to believe this is a troll post.
