ᐅ New Construction – Is Insulation Worthwhile? Experiences?

Good day, esteemed experts,

We are currently building our single-family house. It is being constructed using solid masonry (T9 unfilled 36.5), with a living area of approximately 290sqm (3120 sq ft) spread over three floors.
The roof will be insulated with about 24cm (9.5 inches) internally and 5cm (2 inches) externally.
We will heat the house using a geothermal heat pump (underfloor heating). Additionally, the house will be equipped with a controlled mechanical ventilation system. It should also be mentioned that we will have a fireplace (mainly for the ambiance). A photovoltaic system will be installed on the roof, potentially covering the entire surface area. The question now is whether it makes sense to additionally insulate the exterior walls (ETICS / external wall insulation system)?

We are not building to KfW standards…

Please do not be too harsh in your judgment ;-)

I could not find an answer to my question through the search function.

Our goal is to achieve good insulation in summer and, of course, to minimize heating costs.

Where are you building, and are you doing all the work yourselves?
I would have estimated the material costs higher for 290m² (3130 sq ft), geothermal energy, full-surface photovoltaic system, fireplace, and controlled residential ventilation.

As part of the building permit/planning permission process, an energy consultant will have prepared a thermal insulation certificate. This involves calculating the entire building envelope, which must comply with the current building regulations. So yes, it should meet the state of the art; otherwise, it would not have been approved.

Adding external wall insulation (EWI) "at short notice" now seems bold, especially since the roof structure is already in place. This means nothing will fit properly at critical intersections like doors, windows, roof overhangs, etc. The plasterer will also have to completely rethink the approach (submit a new offer), as plastering directly on the existing masonry is very different from plastering on EWI (the latter will likely be more expensive ;-)

And yes, the monolithic construction certainly has weaknesses in terms of summer heat protection. It is now urgent to learn more about the project. Only then can passive solutions like external blinds, shutters, awnings, etc. be considered.

We assign everything individually. So far, we do very little ourselves.
Up to now, we are on track with our planning.
What we have confirmed: shell construction, roof, heating + controlled ventilation system, windows, doors, screed, plumbing, electrical work, photovoltaic system, staircase, …

There are often significant differences between the quotes, of course you have to compare apples to apples. Direct contacts with the individual tradespeople often help…

But we are getting off topic.

The roof structure is not up yet, it’s just on the plan.

We have talked with the plasterer, and the topic came up. He can of course also do it ;-)
And he said it would be recommendable ;-)

We have planned the passive elements – roller shutters or blinds

All the more interesting for the forum to have your project presented. I’m sure many questions will come up later as well.

Is it fully finished living space or partly “just” utility space? That would be absolutely record-breaking in terms of price per square meter (square foot) ;-)

As I said, we’re all sitting here eagerly waiting for your project! 8-)
