Hello,
I will soon start building a two-family house, meaning two semi-detached units.
Now I am wondering if it is financially worthwhile to hire an energy consultant. Even with a 50% subsidy from KfW, the cost is still at least 3,000 euros.
Of course, you get a grant of up to 4,000 euros per unit, so 8,000 euros in total here. But that requires doing more work. What exactly needs to be done to achieve KfW 55 standard?
For each unit, I plan to install a gas boiler with underfloor heating and a central ventilation system. Whether or not it includes heat recovery will depend on the cost.
We will do most of the construction ourselves, except for the roof structure and a few other small exceptions.
What are your experiences and opinions?

Lars1994948 May 2020 20:06That is all decided. As mentioned, hiring the consultant would only be to obtain the subsidy of up to 8000 euros and possibly to take out the loan with the built-in subsidy. This would also involve determining what kind of heating/solar panels/ventilation system is required to meet the KfW 55 standard.

Lars1994948 May 2020 20:10The components you are referring to do not raise any questions for me. However, it seems you have not fully understood the point I am trying to make.
Apparently, you haven’t fully understood what you want to know yet. As Nordbayer already mentioned, if you want KFW funding, you have to hire the consultant; if not, then you don’t need one. Whether the funding is suitable for you or not is something you need to decide yourself. Personally, even with just a 10-year fixed interest period, I find negative interest (loan + interest - funding) to be reasonable.
Why are you only getting an 8,000 Euro grant? With KfW 55, you actually get 15% of a maximum 120,000 Euro per housing unit.
That equals 18,000 Euros. What more do they need to give you to make you take it—especially since, according to your statement, you will reach it anyway?
