ᐅ New Construction Floor Plan for a Narrow Lot

We have inherited an old house on a narrow plot and plan to have it demolished in a few years to build a new one.

It should be an accessible, age-appropriate single-story home with about 120 sqm (1,290 sq ft) of living space. I would like to have direct access from the garage to the utility room. The plot is 17 m (55.8 ft) wide and 40 m (131 ft) deep. The street frontage (residential street, 30 km/h (19 mph) speed limit) is on the south side of the 17 m (55.8 ft) width. On the north side, there is a ditch, and behind it, a cemetery. Single-family houses sit on similarly sized plots on both the left and right sides of the property.

We have no idea how to harmoniously fit our desired house onto the plot or how to arrange the rooms. The living room should ideally face south, but without being overly exposed to the street in a "showcase" position. Perhaps this could be addressed with garden landscaping (hedge). The kitchen and living room should be located close to each other. Besides that, we need 1 bedroom and 2 smaller rooms (an office and a guest room), a bathroom, a guest toilet, and a utility room (next to the kitchen). A covered terrace would be nice.

Where can we find ideas without immediately having to hire an architect?

The plot is 17 meters wide (street frontage) and 40 meters deep (I refer to it as depth).

First of all, you need to ask whether you are even allowed to build a bungalow and what the building plot is like.

For example, could you position the bungalow far back on the plot and place the garden/terrace in front, facing south? Since the utility room usually faces north, you could have an issue with the garage. Either behind/next to the house, which means a long driveway (making the landscaping more expensive), but possibly with a connection to the utility room; or at the front, facing the street, which might even provide some privacy for the terrace. However, in this case, there would be no direct connection to the utility room.

Besides the model home parks mentioned by the building expert, you can also find plenty of floor plans online. I find these very useful for gathering ideas.

Hello Heidi1965, have you by now developed a good plan for your plot or maybe even started building?

We have a similar plot, 17 m wide facing the street and the south side, and 50 meters deep. Building is allowed up to 30 meters deep from the street. I would actually like to have a double parking space directly at the house. Next to the house might be too narrow: If you allocate 5 m for, for example, a carport (single-sided boundary construction), after subtracting a 3 m setback from the neighboring property on the other side, only 9 m width remain for the house. If you place the carport in front of the house, you lose space on the south side and always have to look at it...
