Heidi196522 Aug 2012 22:39We have inherited an old house on a narrow plot and plan to have it demolished in a few years to build a new one.
It should be an accessible, age-appropriate single-story home with about 120 sqm (1,290 sq ft) of living space. I would like to have direct access from the garage to the utility room. The plot is 17 m (55.8 ft) wide and 40 m (131 ft) deep. The street frontage (residential street, 30 km/h (19 mph) speed limit) is on the south side of the 17 m (55.8 ft) width. On the north side, there is a ditch, and behind it, a cemetery. Single-family houses sit on similarly sized plots on both the left and right sides of the property.
We have no idea how to harmoniously fit our desired house onto the plot or how to arrange the rooms. The living room should ideally face south, but without being overly exposed to the street in a "showcase" position. Perhaps this could be addressed with garden landscaping (hedge). The kitchen and living room should be located close to each other. Besides that, we need 1 bedroom and 2 smaller rooms (an office and a guest room), a bathroom, a guest toilet, and a utility room (next to the kitchen). A covered terrace would be nice.
Where can we find ideas without immediately having to hire an architect?

You should also visit new housing developments in your area; most homeowners spend their weekends working on their houses and are usually very proud and happy to show them. Along the way, you can gain insights about the builders or suppliers since there are no sales representatives around on weekends, allowing you to hear unfiltered feedback about their services. So, visiting a new housing development can also be an investment in your future.
