Hello everyone,
I am finally planning to build our own house with my family. I don’t want to do without a smart system and have already done some research.
Loxone is basically off the table for me because it mainly relies on its proprietary system and products.
Of course, I have repeatedly come back to KNX (as here in the forum as well). However, I am not entirely happy with it because I don’t want to have to call a programmer every time I want to make a change; I also don’t really want to buy the ETS license. Additionally, I want to integrate and network fingerprint scanners, Sonos, and a heat pump, but I haven’t fully figured out how to do this with KNX.
The house basically has two floors with an open-plan kitchen/living area, entrance hall, utility room, bathrooms, children’s rooms, bedroom, garden, and so on.
The following systems should be connected:
- Lighting (some dimmable)
- External blinds / weather station
- Underfloor heating
- Heat pump
- Music system (Sonos)
- Fingerprint access
- Video intercom
- Some switched power outlets
- Photovoltaic system
Since I am technically fairly knowledgeable, I want to be able to manage, adjust, and optimize my system myself in the end.
Does anyone have good input here? Or already experience with Loxone, KNX, or others?

My questions aim at a coherent system, and it’s easy to get lost in the details when searching on Google.

The website lists everything from the gateway to video multiplexer and switching actuators. However, it doesn’t specify what is required for a working system.
So far, I understand:
- Home server
- TKS (...)
- iPad for visualization
I would like to put the components together to estimate the total cost of the system. With the BJ Smarttouch, I’m at around €2,300 (about $2,500). Of course, adding the server will increase the price; I just want to see by how much and base my decision on what the system can do and offer in comparison.
Regarding TKS:

- Power supply for door communication 24 V
- Video control unit
- External door station, e.g. Gira 106

With the simplest 106 outdoor door station, you’re looking at about 2700 euros hardware.
And that with a really poor camera image. I only need the individual modules, not the station. We have a flush-mounted mailbox with an integrated doorbell system in the “canopy” cast in concrete; the flush-mounted box is already embedded in concrete.
To summarize:
- TKS IP Gateway: 500€
- Power supply: 50€
- Video control unit: 200€
- Individual modules (camera, microphone), ESTIMATE
- Home server: 2,000€
- 3 iPads: 1,200€
That would put me at about 4,000€. Does that sound right?
It should fit. For the individual modules, you should budget around 1000 euros.
