ᐅ New Construction Bathroom Modification Costs

Hello everyone,

Although this is a house construction forum and I am only planning to buy an apartment, I hope you can still support me here. 🙂

The bathroom in this apartment was pre-designed by the developer/architect, but I would like to make several adjustments and I don’t want to rely solely on the developer’s statements regarding the associated costs.

A brief update on the current status:

Developer’s original floor plan:

Current status:
  • Shell construction is completed
  • Screed has been laid
  • Substrate for shower (1.20 x 1.20 m (4 ft x 4 ft)) and bathtub is prepared (waterproofing)
  • Substructures and connections for bathtub/toilet/sink are finished
  • Still not tiled

The floor plan I want ("to scale") and the changes are as follows:


Abstract geometry: grey bars, white fields, black background and turquoise stripe.



  • Remove bathtub and relocate toilet to the position shown
  • Install a half-height wall as a privacy screen for the toilet
  • Replace single sink with a double sink and add a second water connection
  • Extend the shower to 1.50 x 1.20 m (5 ft x 4 ft) and install a full-height wall on the lower side, so no corner glass panel is needed

I hope some of you have relevant experience and can estimate the potential costs for these changes.

And your desired floor plan isn’t very appealing either. There are too many solid walls in a small room.

Thank you for the 3D visualization. How could the room be better utilized if you don’t want a bathtub?

A developer will only allow this after handover. External tradespeople are usually not permitted—who would handle coordination and warranty in that case?

So, no “negotiation” is really possible. After the purchase, you are no longer on equal footing. The developer can only make you an offer, and then it’s a “take it or leave it” situation. Many developers make good profits from such changes and upgrades.

And changing connections afterward? Especially on party walls that border other apartments? Oh dear, you’ll quickly become unpopular at the first owners’ association meeting... because it will need to be approved there.

Conclusion: Pay what the developer demands. There really are no alternatives except to leave it as is. The purchase contract has presumably already been signed, right?

I think it will cost 7,500 euros.
