Hello Forum!
We have been looking more closely into the topic of building our own home for a few months now.
We have the opportunity to purchase a plot of land at a reasonable price. If we go ahead with this, our budget for the house would be around 150,000 to 160,000 Euros.
With this budget, we would like a house with a basement, about 130 square meters (1,400 square feet) of living space, that ideally meets the Energy Efficiency House 70 standard.
Self-build work would be possible, although I’m not sure to what extent. I would say I’m fairly handy and have also helped with building my parents’ house.
We’re just not sure if it’s possible to realize our ideas within this price range.
We have seen a house that might fit... Am I allowed to mention the name here? (Company Ha..mann Haus)
That would cost around 140,000 Euros with a basement, in a painter-ready condition.
I hope someone here has experience with this and can offer us some guidance...

You shouldn’t just assume that. According to all findings, municipal coffers everywhere are empty, which is why local governments are selling off their valuable assets (properties). There will still be affordable building land available for years to come – compared to private sellers – so there is plenty of time to save equity. Of course, the coffers are empty, but selling properties doesn’t depend only on that. In many places, due to the high costs for private sellers, many plots remain undeveloped. When this happens, the municipality does not receive approval from the state building authority for developing new building areas.
I know of many local communities here where sufficient building land exists but is not sold by private owners for various reasons. So, it comes full circle...
And when building plots are sold, the average price here is about €110 per square meter (around $130 per square yard)!
Another point:
Given the current interest rates, does it really make sense to save up €30,000 in equity over 5 or 6 years if during that time you are paying the same amount in rent?
This idea doesn’t satisfy me...
@Ponch
Well, rent does have its value after all,...

Dream and reality are often very close.
Reality Wall:
With aerated concrete weighing 350kg/m³ (22 lb/ft³), achieving a U-value of 0.23 W/m²K (0.04 Btu/h·ft²·°F) is just about possible. However, this is only 0.1 points away from the 2009 Energy Saving Ordinance’s U-value limit of 0.23 W/m²K (0.04 Btu/h·ft²·°F). In just over a year, with the 2012 Energy Saving Ordinance, this will already be outdated and walls made of 36.5cm (14 inches) aerated concrete will no longer be permitted.
Half-asleep Windows, the view gets blurred:
Of course, the U-value applies to the entire window, but the glass percentage is crucial here. Therefore, the overall U-value of a window is largely determined by the glass portion. This can mean that even the best windows may not achieve a good U-value. So your colleagues are not entirely wrong in emphasizing the glass U-value.
The Dream Phase starts with HVAC:
An air-to-water heat pump ranks among the least efficient options alongside standard air-source heat pumps. Who benefits from a KfW70 house besides the electricity supplier? Of course, it compensates arithmetically for a poor building envelope. What a small household is supposed to do with a 300-liter (80-gallon) hot water tank that also has to be kept at temperature is beyond me. Okay, maybe the builder owns shares in the electricity company; otherwise, there might be no golden frame for the annual primary energy demand.
Entering Deep Sleep:
Dreaming of 22 years of experience with a product that has only been available since 1998. But of course, you can miscalculate by 10 years.
Transition to REM Phase:
Rumor has it there are very large companies that can buy things that don’t even exist yet... installing windows according to RAL now happens like a dream.
The REM Phase is reached, and sheep keep flying over the dream house:
Dreaming that only cracks can occur at joints. Also, that there are no houses without hairline cracks...
A shout and suddenly awake:
How do I turn my dream into reality 😕
The solution: a book:
Volume 7 “Damage-Free Building,” published by G. Zimmermann and distributed by IRB-Verlag
And the moral of the story: don’t pay attention to anything above the ground floor ceiling in this picture.

It is always a pleasure for me to learn from an outstanding representative of your profession; especially when presented with such charm and verifiable expertise.
Yes, yes, the good Eugene (sorry, I just forgot the name of the second discoverer) is often cited, but when it comes to dream interpretation, if you want to dismiss a patent from 1924 as irrelevant, that’s another matter. However, I wouldn’t contradict a qualified gentleman.
Kind regards
