ᐅ Mold in the Attic of a New Build

Hello,
I think this is a very commonly discussed topic :-)
We are currently building, or rather having a house built. It is a prefabricated house with a timber frame construction and a cold roof, with three ventilation openings on the south and north sides of the wall.
The ceiling structure from bottom to top is as follows:
12.5 mm (1/2 inch) drywall, 0.2 mm vapor retarder, 22 mm (just under 1 inch) wooden battens, 240 mm (9.5 inches) thick ceiling joists filled with a 240 mm (9.5 inches) thick full thermal insulation layer, 20 mm (0.8 inch) boarding.

Some time ago, we noticed significant moisture directly at the chimney. According to the builder, this was condensation from the screed. Well, we just accepted that for the time being.

This weekend brought a big surprise: around the chimney and in two other spots in the attic, there are green mold spots.

The builder says that this can simply be wiped away and left to dry.

We have the house handover on Thursday, but I’m not so sure that wiping it away is really enough.

There shouldn’t actually be any condensation rising because of the vapor barrier, right?

Welcome to the club. 😀

We are facing a similar issue in the attic and the entire upper floor. I strongly recommend postponing the inspection and consulting an expert.
