ᐅ Modular house, timber frame house, or solid construction?

Hello! We’re completely new here and also new to the topic of house building.
Surprisingly, we have the opportunity to get a building plot at a good price and will likely become homeowners in the future.
Now we are considering what type of house to go for. We would love to hear your thoughts, experiences, tips, and warnings.

The plot is large and wooded, with no neighbors. I dream of a huge glass facade facing the trees.
It should be roughly 80-120 sqm (860-1,290 sq ft) and – the challenge – affordable. We are talking about a budget of up to 200,000 euros (for everything, from the slab foundation to interior finishing). We want something that fits well into the surroundings.

We quickly came across modular houses and log cabin-style options, which are said to be affordable. However, my partner is quite skeptical about this – does it really last long, is the insulation really up to standard, does one have to compromise on something? He feels uneasy at the idea of giving up solid, massive walls. Could he be right about that?

So: who has built a modular house or even a log cabin-style house and lives in it normally?
Due to pricing, we have Pineca or LeonWood in mind. If anyone has information about those...

There are "enough" banks that are already committed to a "finished prefabricated house." The two providers you mentioned go even further—they are not house manufacturers at all, but from a bank’s perspective, purely suppliers of building materials. For kit homes—where there is no warranty attached to the product (= the loan security)—I don’t see any banker getting excited. Besides, the local development plan must allow timber-clad houses, because such houses are not suitable for rendered façades or brick cladding. And: try going to an organic store or health food shop and compare the prices with a regular supermarket. That will give you an idea of what these houses would have cost "turnkey" (or do it the other way around and ask a structural builder for a shell construction quote). The misconception that you have found a way to build a particularly affordable house will quickly be dispelled. When looking at the cost per wallpaper-ready square meter, you will pay about the same with a “prefab” builder’s shell home.

Regarding the idea of the "modular house," I have already stated repeatedly here that this "cure-all solution" has been regularly regarded as a breakthrough for over a hundred years, but it never really spreads beyond that. Some dreams simply don’t last longer than the effect of the hemp-based baked goods under whose influence their brilliance was “recognized” 🙂

Maybe buy a plot of land, put a used garden shed on it, which can later be used as a storage shed.

We had a 40sqm (430 sq ft) bungalow on our plot, wooden timber frame, listed on classifieds for self-disassembly for 500€, and it sold quickly.

As a temporary solution, many options work: camper van/mobile home, caravan, circus wagon, etc.

You can observe the sun’s path, hear the neighbors, airplanes, traffic, and birds.
