Hello everyone,

I want to have the architect plan the new construction of our house only up to the shell stage. Everything after that I will handle myself. I have already taken the floor plan and room layout from a catalog for a solid house.

Which minimum documents must the architect then prepare for me?

- Building plan
- Structural calculations
- Building permit / planning permission application

And what else?

Whichever you want. Construction drawings and a building permit / planning permission are the minimum (this also includes things like drainage planning) – the structural analysis is usually done by the structural engineer or your shell builder.
Do you want detailed execution plans as well? If so, for which trades? You would then need to commission those separately.

In this case (no design specialist deemed necessary, no interior trades to coordinate, no site supervision), hiring an architect would be like casting pearls before swine. Hire a general contractor for your shell construction, including a certified professional for the submission plans. If you’re going to cut corners everywhere, you should at least do it consistently ;-(
