I am considering purchasing a solid prefabricated house from the 1960s. The walls are made of Leca expanded clay aggregate. The house is structurally sound, but it definitely needs a comprehensive renovation. Electrical systems, plumbing, and so on.
The house has a partial basement. There are some moisture spots in the basement. In addition, the brickwork at the base of the facade, where there is no basement underneath, is flaking off. It looks like frost damage.
Does anyone have experience with these types of houses? For upgrading the electrical system, work on the walls will be necessary (installing new boxes, chasing cable channels). Has anyone worked with Leca expanded clay aggregate in this context?
What is your assessment regarding moisture issues in the basement and the damage to the brick base?
