ᐅ Looking for a company specializing in solid construction homes in the Waiblingen/Rems-Murr district area

Evelyn!
Hello, my construction project experienced significant delays of over a year due to the architect and city authorities. Now, the originally chosen construction company has raised prices considerably, even though the house became smaller after a redesign.
Therefore, I would like to request comparative bids based on the existing plans, which have already been approved.
It will be a solid (masonry) house with 2.5 stories and a separate apartment. It should meet KfW55 or better KfW40plus standards, as a photovoltaic system is mandatory in my case. The construction method should avoid the use of additional exterior insulation made of polystyrene.
Can anyone recommend a company? I contacted many companies some time ago, but only a small fraction responded, and an even smaller number eventually provided an offer.
Can anyone recommend a company building in Waiblingen?
I would appreciate any tips.

So Werthaus already looks more high-end.
Ideally, I would prefer 500,000 including additional costs such as fees and taxes. Since I am financing alone, banks are not very enthusiastic about higher amounts, even though I have enough equity.
The house size will be manageable, as I only have a floor area ratio of 0.25.
2.5 stories with a basement and a granny flat. Exterior dimensions 9.45 x 8.45 meters (31 x 28 feet).

I excluded: Just looking up Schuckhardt, Böpple, and Speidel from your list leads me to several threads where multiple companies are reviewed in some detail:

If you do the same with other names from the list, you’ll have enough reading material until Christmas.

Werthaus also seems too expensive to me according to the exclusion list and somehow a bit unclear.
I think if the local options have already been checked and the budget is tight, it would make sense to inquire with the more affordable major providers.
What exactly justifies the 100,000 plus? General price increase? Have you signed anything yet?

When I google Werthaus, a bankruptcy proceeding from 2019 appears...That is probably Werthaus Architects, but it seems not to be the main company. This is partly what I meant by "opaque."I haven’t signed anything yet. The nearly 100,000 increase is explained by general price rises and additional services that were not included before. I understand that to some extent, but not to this degree. The extra services include, for example, that it will now be built to KfW55 standard and due to the BAFA requirements, a “better” heat pump is being installed. However, I already have the costs for these services since they were offered as optional in the previous quote. Even if I calculate generously, that might add up to around 15,000 € (about 16,500 USD) in additional costs. According to the builder, the price increase is 6%. That’s fine and was to be expected.
BUT, the house, and the company has now recalculated this themselves, is actually 12% smaller than before. In my opinion, that should also be reflected in the price so that I would end up somewhere near the original amount after my calculation: 6% more plus additional services minus 12% less house.
Now they have recalculated with the new measurements (the area calculation from the architect was wrong) and suddenly come up with 541,000 € (about 594,000 USD) instead of the 498,000 € (about 546,000 USD) quoted at the beginning of August—even though nothing else has changed. Originally, the price was 450,000 € (about 495,000 USD).
They are now offering to stick to the 498,000 € price instead of charging the 541,000 €. That’s nice, but it also leaves me with no basis for negotiation. I don’t understand how every time they recalculate, the price jumps by another 50,000 € (about 55,000 USD)...
I’ve already had an appointment with Kastell Haus, today with Viva Massivhaus, and on Friday with another regional builder. I also contacted Viebrockhaus. Now I’m waiting to see if they prepare their offers soon and will meet again with the current builder to discuss what can still be done. Overall, I liked everything so far, but how these prices have come about now seems a bit strange to me.
