ᐅ Solid construction or prefabricated house

Hi everyone!
While browsing, I noticed that it is often said that the costs between a solid (masonry) house and a prefab (modular) house are the same. However, I don’t understand this at all.

We are specifically looking for a single-family home with 130-145 sqm (1400-1560 sq ft) of living space. No frills, no basement, the only important things for us are two equally sized children’s bedrooms that are not too small, a guest room/office, and a guest toilet.

Many prefab home suppliers offer turnkey solutions, meaning everything except the foundation slab is included, but of course, it is still hard to compare. However, with a solid (masonry) house supplier, the costs seem significantly higher!

What is your opinion?

Yes, unfortunately, that’s what I meant by difficult to compare! But with Bien-Zenker, everything is included except the foundation slab. Whether the door handles and floor coverings are top quality is another question... Bien-Zenker is quite decent.

My goal is to be able to compare and plan with a fixed house price (+ additional construction costs). With the solid construction company, you can also order numerous extras.

Basically, in this forum you will find a general guideline for house building costs of 1600-2000 per square meter (approximately 149-186 per square foot), which usually applies to both types, depending on the desired level of finish.

Our own experience (having obtained quotes for both types as well) confirmed that the difference is not significant.

Could you please show an example where this is not clear to you? The costs are roughly the same with the same requirements.

Unfortunately, I don’t have a solid example, which is why I’m seeking advice here in the forum!

If both options cost the same, why do people even buy holiday homes? Is it just because they are completed faster?
