Hello everyone!
We are looking for a suitable floor plan for our hopefully soon-to-be new home.
We visited several show home parks, and the Maxime 300 by Viebrockhaus really caught our attention.
I have attached the relevant floor plans for you.
We really like the layout a lot! We were immediately enthusiastic.
The only change we would want is to mirror the entire upper floor. In other words, we would like the main bathroom and master bedroom to be located above the kitchen and dining area.
This change is because of the beautiful view we would have then. We would be overlooking an open field and the scenic Wiehen Hills.
What do you think overall about the floor plan, and is it even possible to mirror the upper floor considering plumbing and other technical installations?
Do you have any specific suggestions for improvements?
I would really appreciate some opinions and ideas.
Best regards!

I agree! Having an extra room on the ground floor is very practical. No one really wants to go upstairs to their office. Why not?

I often spend time in the bedroom because I do the ironing there; there’s also a vanity table. Where do you do your ironing?
Best regards,
SabineWe also iron in the bedroom. I don’t need a great view for that. I either look at the laundry or watch TV....
I let it be ironed *smug look* *nail polishing* *reaching for champagne glass*
No, I’m really lucky that my mother-in-law does it for us (that’s one of the reasons I already love her!). Unfortunately, our utility room on the upper floor turned out smaller than I had hoped (there was simply no other way); I would have liked to have a dedicated sewing area too, but that was one of the things I had to give up.
I could set up an ironing board, but leaving it out permanently wouldn’t work. However, since I only need to iron in extreme emergencies, that’s fine (and if my mother-in-law ever stops ironing, I will have someone else do it for me while I’m still working).

Why not? As I understand it, the bedrooms are usually upstairs, maybe including the children’s rooms. The ground floor is typically where daily life happens — you can do everything there, meaning relaxing in the living room, cooking, but also handling paperwork in the home office, all on a single level. This way, you stay connected with your partner on the same floor. I also know houses where the office is upstairs. Anyone working there is pretty isolated and cut off, and people tend to avoid going there because it always feels like an effort. I wouldn’t even go to the bathroom upstairs if I had one on the ground floor and was already there.

Whoever is there often feels cut off and isolated, and people don’t like going there because it always feels like a “strain.” I personally don’t go to the bathroom upstairs if I have one on the ground floor and am already there. I deliberately placed my home office on the upper floor. Making this space easily accessible without “effort” contradicts the philosophy of working from home. Otherwise, exactly the problem arises that many employers dislike about remote work: employees end up doing garden work, looking after children while the partner is out shopping, or just lounging with their laptop in the family room.
