Hello everyone!
We are looking for a suitable floor plan for our hopefully soon-to-be new home.
We visited several show home parks, and the Maxime 300 by Viebrockhaus really caught our attention.
I have attached the relevant floor plans for you.
We really like the layout a lot! We were immediately enthusiastic.
The only change we would want is to mirror the entire upper floor. In other words, we would like the main bathroom and master bedroom to be located above the kitchen and dining area.
This change is because of the beautiful view we would have then. We would be overlooking an open field and the scenic Wiehen Hills.
What do you think overall about the floor plan, and is it even possible to mirror the upper floor considering plumbing and other technical installations?
Do you have any specific suggestions for improvements?
I would really appreciate some opinions and ideas.

Otherwise, the upper floor has to be redone, since the staircase can’t just be moved to the side. Basically yes, but here it isn’t so far off center that it would be a major undertaking. The drainage reconfiguration (or its aesthetic integration) is likely the bigger effort.

However, I recommend anyone who thinks that a simple mirror image and/or size adjustment would make a standard floor plan perfect to get a competing offer from a locally based builder.

We will not be building with Viebrockhaus. We will look for a local general contractor and have our architect design the house. Initially, it was just about getting a live image of a floor plan to help us visualize everything better.
In theory, I would give our architect the plans of the house and say, "Go ahead, this is how it should be and this is what we imagine."

Even when working with a local builder, it’s always best to have your own architect. The plot of land also has its say, and in the end, it all comes together.

The couple, who have no children, already realized that the two rooms upstairs are unnecessary; instead, they would prefer to have a room downstairs...

It would make more sense upstairs in the guest room/office (if not kids’ rooms, or future kids’ rooms), where you can enjoy it during the day.
