ᐅ Looking for design ideas for a semi-detached house floor plan.

Hello,
I’m not sure how to arrange the remaining part of the floor plan. The front door must be on the side.
Our requirements are:
  • a utility room as large as possible (since we don’t have a basement)
  • a WC with toilet and washbasin (small but practical)
  • a reasonably comfortable entrance area, meaning not too narrow when a few people visit... not too tight and not too dark.
  • a cloakroom niche that isn’t immediately visible when guests come over. Ours usually looks quite messy.

How would you use the remaining 20m² (215 sq ft)?
I appreciate any tips and ideas.

I would say that your tone was inappropriate!

For example, there are regions in Germany where the land prices are so high that the dream of owning a house can only be realized in this form. However, there can also be very personal reasons – perhaps trivial to you – behind this decision. Any personal judgment is certainly out of place and disrespectful.

We have not yet chosen a construction partner. We are leaning toward an architect. Alternatively, using an architect for design phases 1-5 and a general contractor for phases 6-9.

So far, we have only found one architect willing to build according to our floor plan. However, the price is 30,000-40,000 above our budget.

All the others want to create their own design first.

I am still unsure whether the lighting conditions in the living room and the children's room are sufficient. The attic also needs more roof windows, which means additional costs.

Tricky, tricky.
We will commission the architect next week and see where it leads.
