Hello everyone, I am looking for someone to oversee the construction of a single-family house in northern Rhineland-Palatinate, meaning someone who can assist with the tendering and selection of trades and supervise the construction process.

Can you recommend someone?

Basically, you can also hire architects even if you don’t want the traditional design services from them. Construction management and tendering are areas where, based on their professional profile, an architect would be my first choice.

Good construction managers are typically found with architects or developers; in both cases, retirees are often happy to take on requests. However, tendering is more of a classic area of expertise for architects.

When you say "selection of trades," do you also mean that advice on building material choices is needed?

Which part of RLP North are you referring to: AW, AK, WW, ...?

No, I was a bit unclear in my wording.
I meant support with the tendering of the trades and the selection/evaluation of the bids, as well as construction supervision.

Where exactly is "northern RLP"? Have the service phases 1-4 (design to building permit / planning permission) already been completed? Is there a detailed design (service phase 5) that must be in place before tendering/contract award and construction implementation?

I hope you’re not thinking of writing the texts yourself and just having the professional proofread them – that would be a very wrong place to cut costs.

Discuss with the professional what meaningful involvement on your part would justify some concession on the fees, and otherwise leave all that work to them. One of the most important things is to know the usual suspects and their full range of tactics inside out.

Perhaps you can find two retirees who know each other, where one was an architect (for the tendering) and the other a construction manager or foreman (for site supervision).

The second major key to controlling costs is thorough planning to avoid so-called hourly-based extra hours as much as possible. This requires particular care when preparing detailed drawings. A common costly annoyance nowadays is that the measurements used for planning are increasingly not aligned with the standard size of the building blocks. This literally leads to unnecessary, labor-intensive fiddling at every nook and cranny.

No, we are still at the very beginning and none of these phases have been carried out yet.

@11ant: Thanks for the information regarding the dimensions! Unfortunately, I don’t currently know anyone retired who could take on this role(s).
No, I do not want to handle the tenders myself; I would just like to be involved in the selection of the companies.
