Hello everyone, we are looking for a floor plan for a semi-detached house!
Most semi-detached houses are long and narrow, but our building area does not allow that.
We want to live in one half of the semi-detached house
And rent out the other half. We prefer not to be alone.
Development plan / restrictions
There is only one supplementary ordinance. Construction according to Paragraph 34.
Size of the plot: 815 sqm (8770 sq ft)
Open construction method according to Paragraph 34.
Slope: yes, over 16 m (52 ft) there is a 1.5 - 2 m (5 - 6.5 ft) gradient.
Floor area ratio: 0.4
Floor space index: not specified anywhere.
Building area, building line, and boundary
8.5 m x 16 m (28 ft x 52 ft) according to surveyor.
Edge development: no
Number of parking spaces: flexible
Number of floors: 1.5 - 2 (neighbors)
Roof shape: gable roof > 35 degrees
Architectural style: classic mixed with modern

Who is responsible for the planning:
We do not have one yet! The plan below would be acceptable for us, but it needs to be made quite square. Has anyone worked on a similar project?
- Architect: We want an architect to help us but do not want to hire one unprepared.
- DIY: That’s why we want to gather as much input as possible.
What do you particularly like? To make full use of the building area, if possible. Why? So that there is not a 100-130 sqm (1075-1400 sq ft) house on an 815 sqm (8770 sq ft) plot, and we would like to have neighbors!
What do you not like? The 8.5 m (28 ft) width of the building area. Why? 10 m (33 ft) would be optimal for a nice semi-detached house.
Price estimate according to architect/planner:
700,000 euros without land!
Personal price limit for the house including equipment: 400,000 euros per semi-detached half
Preferred heating system: solar thermal combined with gas
If you had to compromise on details/additions:
- What could you live without: office
- What can you not live without: large kitchen, all activity centers around the kitchen and dining room, we hardly ever use the living room!
Why is the current design the way it is?
We actually do not have one.

has invested in our project, I can’t just withdraw without saying thank you because that wouldn’t be fair.
My wife and I really like your floor plan; it’s definitely a great foundation to bring the project to life!
If there were no potential, we wouldn’t have come this far.

My wife and I really like your floor plan; it’s definitely a great foundation to bring the project to life!
If there were no potential, we wouldn’t have come this far.
The following things are important to us:
- Entrance facing east
- Kitchen / living / dining: an open-plan space would be fine for us
- Guest room on the ground floor would be great (can also serve as an office, storage room, etc.)
- Overall floor plan should be rather open
- Stairs in a stairwell would be an advantage but not a must. The stairs would be in the middle, so approximately 4.80 meters (16 feet) then stairs 2.4 meters (8 feet), then another 4.80 meters (16 feet)
- Gable roof without any frills
- Knee wall at least 1.5 meters (5 feet), but I will have 2.15 meters (7 feet) checked, as I find it hard to estimate the additional cost. The roof windows would be eliminated either way. Visually, we like houses with a 1.5 meter (5 feet) knee wall and sloped ceilings—it somehow has charm, according to my wife.
- Children’s bathroom is great
- Walk-in closet is a must for my wife; the bedroom itself can be small, just enough for the bed. According to my wife, she would sleep better that way—laughing, not kidding
- Children’s rooms should be approximately the same size; I want to give the kids space. They are growing and will appreciate it later.
- In the basement level, there should virtually be a second open space, and that is also our challenge. The open space should be as large as possible since it faces south. The kids will have their play area there, or maybe I’ll put a pool table in; no idea yet. Grandpa isn’t moving in right away.
- Garage is not very important to us; we’re not at that stage yet and want to think about it once the floor plan is finalized.
- Maximum building length would be 12.5 meters (41 feet); we definitely don’t want more than that! Our house budget is 400,000 (currency not specified).
- We estimate incidental building costs at 70,000 (currency not specified); the builders estimated between 30,000 and 55,000 (currency not specified)!?

Thank you, so far this is our concept. However, we have some questions and concerns—maybe not major ones.
- Regarding the basement bathroom, we asked the plumber if it is really necessary to run the 100mm (4 inch) pipe all the way up to the attic?
- Is the utility room (HAR) with about 5sqm (54 sqft) sufficient? The plumber recently mentioned that he always struggles working in new builds where the utility rooms are so small. Would it perhaps be better to have a larger combined utility and laundry room?
- We would prefer a bigger hobby room! Maybe build 12.5m (41 feet) long? Or reduce the corridor size a bit?
- On the ground floor, my wife would prefer the kitchen to be on the north side. It’s not absolutely necessary, but she thinks the walk from the terrace to the kitchen would be less convenient this way. We have a large family and often have many guests, especially in summer when grilling.
- The wall in the kitchen that extends to the office and into the living room is 3.75m (12 feet) wide. Could we make better use of this space? Or is 3.75m about the maximum width that makes sense?
We currently live in a row house measuring 5.10m (17 feet) wide by 10m (33 feet) long, and we feel that reducing to only 3.75m wide would be a step backward.
We know these are luxury concerns, but when building a new house, you often find yourself thinking about these things.
- The attic is great. We just need to review the roof windows, possibly raise the knee wall and install standard windows to free up space on the roof for photovoltaic panels. That’s something to consider.
Otherwise, we are very satisfied, and the alignment with our ideas is quite high.

If you find something too small and want it bigger for whatever reason, you have to reduce something else or build bigger.
Please ask your architect for anything further.
