Hello,
I am new to this forum and would like to introduce myself first.
I am 32 years old and my husband is 33. We have a 2-year-old son, and we may have another child within the next two years.
Now to my concern:
I currently have a plot of land reserved from the city in Heiligenhaus and am now looking for a construction company for a semi-detached house. I want to spend a maximum of 400,000 euros in total for my building project, including the land and additional construction costs.
The land costs about 112,000 euros. I estimate additional construction costs to be around 40,000 euros. The living area should be about 150 square meters (1,615 square feet).
Due to the limited budget, a basement is not an option. The house can be two stories with a pitched roof (30 – 45 degrees). The roof should only serve as storage space or as a basement substitute.
Must-haves: underfloor heating on both levels, electric roller shutters on both floors, walk-in closet, semi-open kitchen (separated from the living area by a double sliding door recessed into the wall), garage with a length of 9 meters (30 feet).
Nice-to-haves: KfW 55 energy standard (heat pump + solar, as it is subsidized with 5,400 euros by the city), chimney provision, smart home features, walk-in shower.
So far, I have arranged appointments with two prefabricated house suppliers:
Hanse Haus – The first meeting was quite pleasant, but the rough price estimate seems a bit too high for my budget (about 270,000 – 280,000 euros, but including the nice-to-haves). I expect more precise figures on Sunday.
Fingerhaus – Appointment planned for Wednesday.
Now I would also like to compare offers from a solid construction company or preferably a general contractor. I have read many positive things about ARTOS Haus, but they do not build in Heiligenhaus.
Any tips are highly appreciated.

From my point of view, the 1500 EUR/m² (approximately 140 USD/sq ft) can only serve as an initial guideline—and we are not even talking about any extras or luxury features. Of course, luxury is defined differently by each person, but for me, it clearly starts above 2000 EUR/m² (approximately 185 USD/sq ft).

But indeed, if you find anything at all, it’s generally positive. I haven’t found any negative experiences, which surprised me a bit for this industry. If you search for something like Viebrockhaus…..
