Hello everyone,

I have been following along here and find you a knowledgeable group when it comes to floor plan ideas. We have a living room problem: it is too small. We have two options to enlarge it, both of which come out roughly the same in cost (according to the builder).

The house is small and cozy, usually 10m (33 feet) long and 8.5m (28 feet) wide. We have visited this house many times and find it perfect except for the living room, which feels cramped being too close to the dining/kitchen area.

Option 1 is an extension where our large sofa (2.60×2.10m (8.5×7 feet)) would fit nicely. The other two options are simply lengthening the house by one meter to 11m (36 feet). However, then we’re not quite sure where to place the sofa. That extra meter does seem to help with spacing, but what about the sofa!

Could you please take a look at my amateur sketch and let me know how you would approach it?

Hmm

If the external width is 8.3 m (27 feet 3 inches), then the internal width of the house is about 760 cm (250 inches)... meaning, depending on the position of the central wall, the living/dining/kitchen area is approximately 380 cm (150 inches) wide. That leaves about 340 cm (134 inches) to the right of the central wall. Somehow the staircase seems a bit too small to me.

The dining table position and size don’t quite fit either, and in any case, they don’t match the double doors.

The walls also appear to be somewhat thin overall, especially the exterior walls. This reduces the interior room dimensions everywhere, so the current furniture layout will be tighter on paper as well.

And then… the chimney is missing on the upper floor plan.

Given the position of the staircase, the chimney would now be right in the doorway area of the lower-left bedroom.

Is there a way to get this plan properly dimensioned? That would make the floor plan mistakes even clearer.

Otherwise, trying to move things around is somewhat pointless.

This app, which I used to put this together, seems really unreliable to me. In any case, I only showed the interior dimensions. The exterior wall is naturally thicker, but in this case, it extends outward. I’ll work on a more accurate version for you because you’re right, @kbt09, moving things around like this doesn’t make much sense. I have already posted the original floor plan here.

If you mean the one in post 4... you can’t really make any sense of it either—no dimensions or anything. It’s always helpful to provide floor plans with measurements and a north arrow (so you don’t have to search for that info elsewhere in the text) and, if possible, also the building outline (site plan ideally showing the building boundary). Then you can seriously consider it. Otherwise, it’s more of an academic exercise in moving walls around.

I can feel it. I thought it would be straightforward—just a quick look and that’s it—but you are absolutely right. I’ll get to work!

I would try using SweetHome3D, as it allows you to draw in the measurements and trace the floor plan based on an image.

And here is the optimal bathroom layout, assuming the scale still fits.
Not a T-shape, but the L-shape.
