ᐅ Living Area in the Basement – South-Facing Slope Location

Hello everyone,

I have already searched extensively in this forum but unfortunately haven’t found anything suitable.

The plot has a slight slope from the street, but after that, the land is level. Since it faces south, we would like to make use of the relatively large meadow and use our terrace on the lower ground floor as the main living area. That is why we want the living room, dining area, and kitchen on the lower ground floor. The front door is usually at the same level as the street, so on the ground floor. This means you would enter the house and then immediately go down the stairs. I haven’t seen that layout anywhere before. Also, we are wondering whether we should build two or three stories. Another question is how it will be later in life, when we are older, the children have left home, and we might have difficulty using the stairs. Has anyone been in a similar situation or does anyone have ideas on how to implement this sensibly? We are currently a family of four. Possibly there will be a fifth member.

We want to gather options to see what we would like best.

If you have enough money to cover all options and eventualities with extensions and built-ins, and the building plot supports everything (size, plot ratio, etc.), then go ahead.
Almost all floor plan discussions fail because too much is built in for “future possibilities,” while the current needs suffer.

So, a bathroom on the upper floor and considering where a separate entrance door might be added later should still fit within the budget.

For the basement, I think it depends on the reference height – compared to the original ground level, it might project less than about 1.40m (4 feet 7 inches) on average.

I see it differently, but never mind... this is less about the question of full stories (any architect can calculate that it fits), and more about whether one is willing to accept three floors including a finished attic. There is a difference between paying for 160m² (1,722 sq ft) of finished living space or 240m² (2,583 sq ft).

The question is always whether you want a stranger later on in the house, walking all over your head.
An external staircase and entrance in the basement might also be a budget issue, since the internal staircase cannot be eliminated because of this.
