ᐅ Light well damaged. Could the existing groundwater be causing the problem?

Hello everyone,

We are currently building a single-family house with our developer Interhomes. The handover is scheduled for no later than 31.05.17. Recently, when inspecting our light well systems, I discovered a hole at the bottom of one of them:

Damaged bathtub with crack and dirt, drain visible.

Bathtub area with soil, stones, and demolition debris in the bathroom, drain grate visible.


The house is located in an area with a high groundwater level and must meet strict basement waterproofing requirements based on the soil report. Now to my question(s): Considering, among other things, the handover date, there would technically still be time to completely replace the light well system. However, this would mean a new (potentially risky?) attachment to the waterproof shell structure (“white tank”) with a corresponding (critical?) sealing between the light well system and the waterproof shell. Would it perhaps be better to have the defect patched? Or would you recommend demanding a full replacement from the developer?

I would first report the defect and request a remedy, then see what is offered.

If you have a waterproof concrete basement (known as a "white tank") and actually need it, I would tend not to want to make any compromises.

From what I can see, the light switch is connected to the drainage system, so the water will drain one way or another.

However, this will definitely not cause your basement to leak, so don’t worry.

Report it and see what they offer you.

Thank you for your assessments! The final inspection is next Friday. The site manager replied to our complaint by email, stating that he expects the defects to be fixed by then. Yesterday, this was not yet the case. However, the terrace has already been paved around the affected light well...!??
