ᐅ Level the basement or the plot of land?

Hello everyone,

Our plot slopes down from street level by almost 1.80m (6 feet). Please see the image below (each square corresponds to 1 meter (3 feet)).

Now to my question: Could you share your opinions on whether you would prefer a basement or to raise the ground level? Since we want to position the house as close to the street as possible, it’s not clear if opting for a basement is the best solution here. The plot is somewhat “in between” in this regard.

I can give you some prices from 2017.

We had to replace the soil beneath the concrete slab of our basement. Our earthworks contractor charged 22.50 EURO (net) per ton of KFT, including delivery and installation.

If I understand correctly, your architect only wants to backfill the concrete slab, driveway, garage, and terrace with KFT. I think the 80 EURO per cubic meter quoted is very cautious.

For the garden, I would talk to the builder; they are usually happy to “dispose” of the excavated material from their sites at a low cost. Often, you won’t have to pay anything here.
Of course, you will need to fill the top layer of 20–30 cm (8–12 inches) with good topsoil, but underneath that, Z0 soil is sufficient.

Exactly, you understood that correctly. The rest would be filled with excavation material from other construction sites.

And that costs you almost nothing if you handle it smartly. For example, an earthworks contractor near us used to advertise in the newspaper that he would fill plots free of charge.

Excavation here doesn’t cost anything if you do it yourself. They just dump the material for you. Costs for grading will apply.
Once the house is built, a truck will need to access the rear area?
Good accessibility.
One company refused to deliver to us. The driver said it was too narrow.

An attractive appearance is achieved through visual design elements, not technical adjustments. In this case, it’s not as if the ground floor would look like a basement without adding fill.

Instead? Single-family houses below street level just look odd!
