We are currently in the process of planning our prefabricated house.

Does anyone have experience with whether these prefab house manufacturers (Schwörerhaus, Weberhaus, Keitel-Haus) also offer ceilings with LED spotlights? What additional cost should I expect for this?

Thank you.

Hello,

the recessed spotlights we installed cost us about EUR 70.00 each – at a major online auction site, they were offered between EUR 59.00 and EUR 65.00. The installation then cost around EUR 50.00 to EUR 60.00 per unit.

We decided on our spotlights during the equipment consultation – both their positions and the fixtures themselves.

However, it might also have been possible to make changes with the electrician on site – in our large bathroom, after the house was set up, we ordered an additional spotlight because we feared the corner between the shower "wall" and the toilet might be too dark.

Installing in a wood ceiling is simply different from a concrete ceiling. Here, fire protection boxes are mounted in the ceiling, which are just more expensive, and on the upper floor the ceiling may need to be lowered to maintain the required distance from the membrane.

We don’t have a membrane in the ceiling, not even in the attic – Weberhaus uses a vapor retarder fleece there, as well as in the exterior walls.

If I only have the lighting outlets planned by the prefab house manufacturer and then want to purchase and install the LED spots myself, do I need to consider a specific installation depth and inform the prefab house manufacturer about this?
Will they need to modify the ceiling or walls?

To address this, you would need to know the construction of the ceiling, as there can be slight variations. It may also differ between different suppliers.
With an installation depth of 2-3cm (1-1¼ inches) — typical for cabinet lighting — it should generally be feasible. For a deeper installation, I would recommend asking the company for their solution.
For the plastic universal mounting boxes I’m familiar with (Kaiser), you need an additional 2cm (about ¾ inch) clearance above, so a total cavity depth of around 7-10cm (3-4 inches) is required. This is not an issue in suspended ceilings, but for upper floors, you will need to inquire.
